Vintage Indianapolis Office Building Facelift to Rejuvenate Occupancy

INDIANAPOLIS, IN—(Marketwired – August 13, 2016) – SANTÉ Realty Investments of Tempe, Ariz. has recently acquired a 70,000 square foot office building in Indianapolis, Indiana, known as the Glendale Office Tower. Although the property is located in a great area of town, the occupancy was lower than normal due to physical neglect and poor management. The SANTÉ plan is to re–energize the building and bring in new tenants with a high–impact facelift to the property.

SANTÉ Investments is following its highly successful investment strategy of purchasing underperforming properties, then improving the property and introducing a top management team to give new life to the property. This approach not only pays off for SANTÉ, but for its investors, as well.

We are very excited about the potential for this property,” claims Jim Small, Managing Director of SANTÉ Realty Investments. “It fits the classic model of an underperforming property that can quickly be transformed and upgraded to appeal to a new list of tenants.”

This last spring a major tenant left, leaving a large gap in occupancy. The SANTÉ view is that this loss provides an opportunity to introduce even better tenant or tenants. With completion of improvements expected at the end of September 2016, the leasing effort will receive increased interest.

SANTÉ has hired a local Indianapolis architect and engaged Blue Media to create a spectacular building wrap for the upper portions of the building. The wrap will provide a quick impact on the appearance of the building. They are also replacing the roof, resurfacing the parking lot, renovating the elevators and bathrooms on every floor of the building.

Local leasing agents at Innovcare have been retained to aggressively seek new tenants. Online promotion has already begun.
